Roof Coating Contractor for Industrial and Federal Facilities

Goggans Coatings installs roof coating systems for warehouses, motor pools, maintenance facilities, and commercial buildings across Alabama and the Southeast. A roof coating restores and protects an aging roof that's still structurally sound, without the cost and downtime of a full tear-off and replacement.

If you're a facilities manager, general contractor, or property owner with a roof that's past its prime but not ready for a full replacement, this is what we bring to the job.

Where Roof Coating Gets Used

Roof coating is a fluid-applied system installed over an existing roof, metal panel, single-ply membrane, modified bitumen, or built-up roofing to seal it, stop active leaks, and extend service life. It's the right call for a roof that's aging but sound: rusting metal panels, chalking membranes, or seams that have started to fail.

Applied correctly, a roof coating system can extend the service life of a roof that would otherwise be due for replacement by 10 to 20 years. Applied over a roof that hasn't been properly assessed, a coating fails within a season, usually at the same seams and penetrations that were already failing before the coating went down.

Federal and Military Roof Work

Roof coating is part of our broader painting and coatings scope on federal and military installations, alongside our interior/exterior painting and epoxy flooring work on those sites. Federal roof work carries the same requirements as our other federal contracts: certified payroll, EM 385-compliant safety plans, and coordination with base access and scheduling. We're already set up for that. Our crews carry the same compliance credentials on a roof job that we carry on a painting or flooring contract, so there's no separate vetting process if you've already worked with us.

Roof Assessment and Prep: The Part That Determines Whether the Coating Lasts

A roof coating fails for the same reason an epoxy floor does: the substrate wasn't properly assessed and prepped before the coating was applied. We don't skip this step.

Our process includes:

Roof inspection and moisture survey to identify wet insulation, active leaks, and any areas a coating can't reach. A coating buys years on a sound roof. It doesn't fix a roof that's already saturated underneath.

Substrate cleaning and rust or contaminant removal, so the coating bonds to the roof instead of to dirt, chalking, or corrosion sitting on top of it

Seam, flashing, and penetration repair before any coating goes down, since these are the first places a roof fails regardless of what's applied over them

Ponding water assessment to determine whether the roof needs slope correction, added drainage, or a coating system rated for standing water

A coating applied over a roof that skipped this step fails in the same spots where the old roof was already failing. This is where we spend the time that other contractors try to save.

Roof Coating Systems We Install

Not every roof needs the same system. We install:

  • Silicone roof coatings for roofs with ponding water or high UV exposure. Silicone stays flexible and resists breakdown in standing water, where acrylic softens over time.

  • Acrylic elastomeric coatings for well-drained roofs where reflectivity and lower cost matter, common on large warehouse and commercial roofs.

  • Polyurethane roof coatings for roofs with foot traffic or equipment loading, since polyurethane resists abrasion better than acrylic or silicone alone.

  • Metal roof restoration systems for rusting or chalking metal panel roofs, common on motor pools, hangars, and industrial buildings, to encapsulate existing rust and seal seams and fasteners.

We spec the system to the roof and its exposure, not the other way around. A ponding low-slope membrane and a rusting metal warehouse roof don't need the same coating.
